Strategic Land

 

Land that is not assigned or readily available for development can be categorised as strategic land. This can be due to a complicated ownership structure or not featuring in the current adopted development plan, though likely to in the future. If planning consent can be considered achievable in 3 to 10 years, this land would be considered strategic.

The Rockwell Homes’ development team are experienced in identifying, and realising the potential of land. From working with an architect, through to submitting for planning permission, and dealing with appeals if refused initially. We will also work with you on the development options that can be achieved, and assessing their impact, value and legacy.

We are presently seeking strategic land in Hertfordshire, Cambridgeshire and Bedfordshire; to work with land owners and realise the potential of their land through partnership or purchase. We believe in working together to get the best value from the land, while also adding to the community by designing the best possible development.

There are several options to how the process can be undertaken, some even allow you to maintain ownership and control of the land until planning is permitted, with all costs in achieving this becoming our responsibility. Making our part in the partnership to fund and manage the planning process, utilising our skills and the team of excellent professionals we have built up over the years to understand and document the site, design a viable scheme, compile the application documents and see it through.
